Hey, how you doing? It’s Walter Monteiro here from Remax Cambridge Kitchener, Waterloo.

A little bit of a rant, this is just with regards to TRREB members specifically for greater Toronto agents coming into Cambridge showing listings.

First of all, I more than welcome you.  I would really appreciate you guys coming into our city and showing our listings. We really appreciate it, but when you come, please understand this. We have a central lockbox system in place for security purposes to keep unauthorized unlicensed people onto the property. So please follow the protocols and please download the app before you come down. Okay? Because that is the only way you’re going get into these properties. Furthermore, when you have a problem with center connect, please reach out to our offices directly. We have staff in place that can guide you through the process.

And if they cannot guide you through the process, please contact center connect directly. They will guide you through the process. Most of the times, if you turn your wifi o and Bluetooth off and on, it will correct the problem.

You will be able to get into the property. Don’t have a little hissy fit about you not being able to work the lockbox, okay? Because you’re not getting a one day code from us that is against protocol.

We don’t do it. We don’t know who we’re giving it to. And we’re not letting unauthorized people into a property. Furthermore with regards to properties that are listed under market value, this is not a new strategy. This is something that many listing agents do including myself. So when you come into town and you ask us what our sellers’ objective is, or what is their threshold, you need to know that you need to know the market that you’re dealing in.

Okay? And a lot of times you guys all say that, Hey, I’m not familiar with your market.
What is your seller’s expectation?
Guess what you have just done your buyer of disservice. Because if you are dealing with a buyer and you don’t know the market, then you’ve made a mistake.

You need to refer that buyer to a real estate professional that can, okay, that’s my rant. And if you have a problem coming into Cambridge, that’s your tough luck.

I welcome you. We welcome you, but there’s protocols in place to keep unauthorized individuals out of listings, specifically unlicensed. And if you’re one of those people, then shame on you. And if you’re not one of those people follow protocols and don’t look like an ass, when you’re dealing with your buyer and don’t throw it on us.
