If open houses don’t work when selling a house then what’s the point?
Hey! good afternoon. It’s Walter Monteiro here from, Remax center in Cambridge Kitchener, Waterloo.
Anyway, just wanted to talk to you a little bit about, open houses.
You know, this morning I jumped on the MLS and I saw, I think there’s about 105 open houses going on this weekend, which is great.
I mean, open houses are back and you know, it seems likeCOVID is certainly not over, but it’s certainly acting that way, but I just wanted to talk to you a little bit about open houses.
Open houses are, you know, certainly a great way to expose your property.
There’s no question about it, but realistically, will it sell your house? And to be very honest with you, I’m 35 years in very likely not.
Okay. There’s always that slim chance that, you know, an open house is going to sell your house.
For sure it happens, but you know what?
There’s a clock right behind me. It’s not broken, but if it was, it’d be right twice a day, it’s just, okay.

What is the real reason behind open houses?
Open houses typically are used by real estate to get leads for buyers, cuz they know the likelihood of a buyer coming into the property and wanting to buy it are, are slim to none. But what they want to do is they want to capture your name and number and then start working with you as a buyer, which is great. But if you think that an open house is gonna be an effective tool in selling your property, it isn’t okay.
I’m just going to be honest with you because even if you take a look at who’s hosting these open houses, very likely it’s not even the listing agent.
Okay, Most of the time, it’s a junior, that’s looking to build their book of business.
Okay, So in terms of an open house. It’s not a bad idea if you’re open to it.
Great. If you’re not, but don’t put a whole lot of stock into it. If you’re lucky enough, uh, that it sells at your house, well then go buy a lottery ticket because you might be on a roll anyway.
